Holding Deposit (per tenancy): One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right- to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant's Request):£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant's Request):£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant's Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Bills Included : Our package includes gas, electricity, water and Internet, and is subject to a fair use policy.

We will ask for your address history for the last three years and complete a credit check on each individual tenant. We will also require a reference from your existing Landlord or Letting Agent (if you are currently renting) as well as a written reference from your employer. If you are self-employed, we will ask for an accountant’s reference and most recent set of submitted accounts.
The lease you sign will be an Assured Shorthold, which means that you can stay in the property for the period of the lease (provided you meet all the obligations of the lease). If the landlord wishes to end the tenancy you will be given two months’ notice to quit the premises.
We have an obligation to conduct regular inspections of all tenanted accommodation. This is to ensure the property is not in need of repair, that you are looking after the property and discuss any problems you may be experiencing. You will be given notification when an inspection is due to be conducted.
In the event of maintenance being required please telephone or WhatsApp Big Blue Lettings at the earliest possible time in order to minimise any problem that could subsequently arise. Trades persons will be alerted by the Agent and dependent upon the nature and urgency of the task will respond accordingly.
If you have an emergency out of hours, please call the normal office number 0113 8715151 and listen to the message in full where you will be given further instructions.
Simple precautionary procedures should then be taken by the tenant to prevent any additional problem arising e.g. turn off water at the stopcock if necessary, isolate electric or gas supplies at the mains where required.
You cannot have any pets unless we have permission from the landlord/ourselves in writing. You must consult us prior to obtaining a pet and submit a written request to have a pet stating age/type/breed.
YES! You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, buildings, fixtures and fittings. The landlord is responsible for insuring the building.
The Deposit normally equates to £300 per tenant and will be held throughout the tenancy in a government approved deposit scheme and will be returned at the end of the tenancy subject to the property being left in a good condition without any claim for potential damages beyond fair wear and tear.
As a tenant you are responsible for ensuring the rent is paid in full and on time. We have facilities to enable you to establish a standing order which will mean payments are paid directly from your bank to our designated account. You will need to cancel the standing order before leaving the property.
A Fair Usage Allowance will apply to ensure that your energy usage is not excessive and kept within reasonable and sensible limits. Should Tenants exceed their Fair Usage Allowance, Big Blue Lettings reserves the right to apply a supplemental charge to cover the amount by which you exceeded the allowance. The allowances are designed to be generous and if you are sensible with your energy consumption, it is unlikely you will exceed these limits.
See the Fair Usage Allowance below. The allowance is for gas and electricity combined, and varies for properties, depending on the number of bedrooms/occupants. These allowances refer to a twelve month Contract. If the Contract is for a period of less than twelve months, these figures will apply on a pro-rata basis.

Utility bills, including Council Tax is your responsibility unless stated otherwise in the tenancy agreement. You will need to choose your supplier upon moving in and ensure accounts are closed when you vacate.
Once the Landlord has agreed to accept your application (subject to references and contract) we will ask for an initial deposit equating around one third of the total deposit. Upon successfully passing the referencing stage of the application, the deposit paid will count towards the total Deposit balance. You risk losing your deposit in the event you provide inaccurate or misleading information on your application, fail a right to rent check, do not all reasonable steps to enter into a tenancy agreement or unilaterally withdraw your application.

They were absolutely incredible finding us a place last year and we will definitely be going back to them again this year. We walked the streets of Hyde Park trying to find an 8 bedroom property but had no luck. All we got was pushy letting agents trying to force us into signing for some horrendous houses. Big Blue showed us around a 2/3 places but we couldn’t agree on which one!! They told us to take our time, speak to our parents and come back when we are ready. No pushy sales pitch!! We moved in September and these guys have been great - Sorting out all our little problems. They even came out in the middle of the night when got ourselves locked out. Big Blue have been exceptionally understanding, down to earth and accessible. I was in a very difficult situation and unlike other estate agencies, Big Blue didn't hide behind "we're so busy" but took my problem by the reins and sorted it straight away. I can't thank you enough. To top it off the lads behind the desk are an absolute laugh and are great to craic on with. Thoroughly recommended.
They are the most genuine and professional letting agency that we have come across whilst searching for student houses. They are very honest and don't pressure you into a decision. I had read lots of things online about students having issues with agencies and landlords, but I have had the easiest and best experience. Everyone has been so nice and accommodating for what we were looking for and I would recommend them to anyone! Have used them for both years I have needed housing so that says it all.
We had some last minute changes to our group - the guys were so patient and professional. There was no pushy sales pitch just really informative. They even talked our parents through the whole contract before we signed. I can’t speak for the other letting agents around but as a first year student going into my second year I had heard some horror stories so be careful who you sign with. Stick with these guys. They will look after you.
Helped us whenever we needed it through our two years with them, always kept up to date with maintenance and didn't try and con us with deposit reductions at the end of the tenancy. If the situation allowed after our degrees, we would have carried on letting from them happily. it's great agency.
